Update on progress Church Meeting 18 March 2010
Two essential strands: Maintaining the premises Changing and enhancing the premises
Maintaining the premises What we have been up to? Up-grading existing doors with door closers and door stops along the protected 30 minute fire escape route. Waiting for special glass.
Maintaining the premises Fire risk assessment reports have been completed for the Coffee Shop, Warehouse and Sports Shop. Outcome – seeking prices for fire alarm and safety up-grades. The new fire proof shutter has been fitted in the Main Hall/Kitchen.
Maintaining the premises Work to be done in the near future: Complete improving the doors to provide 30 minutes fire resistance. External re-pointing to the Sanctuary, offices and warehouse. Ramps to fire exits.
Changing the premises What we have been up to: Both the Project Board and the Development Team have met to discuss all aspects of the project The Project Board next meets on Wednesday 31 March. The PB reports to the Leadership team
Changing the premises The Development team has consulted with the Leadership Team, Pre-school, church members and friends
Changing the premises Thank you for your contributions to this part of the process The feedback we received was generally very positive We have noted the comments made and these will be incorporated where possible
Changing the Premises Of particular concern to some groups is storage Storage will be limited in the newly refurbished Main Hall to the existing Large walk-in store and the new ‘narrow’ store.
Changing the premises Matters being considered: Careful management of equipment Using other areas as stores across the site
Changing the premises Other issues: A separate, secure, entrance is required by Pre-school into the Main Hall It is proposed that Creche will be located in the newly refurbished Pre-school room
Changing the premises Based on the drawings, our Quantity Surveyor, Hoggarth Cooke, has provided an initial cost budget of £552,000 We are seeking fee tenders from mechanical and electrical consultants.
Changing the premises The special business of this meeting is to obtain your approval to submit the plans for planning consent from Southend Borough Council
Changing the premises Essential information The cost to submit the plans will be £1005.00 including VAT. The Council regard our proposals as minor and their interest lies primarily with the external elevations and the materials we intend to use.
Changing the premises Therefore, whilst in principle, the internal layouts have been agreed there will be scope to develop these further Planning Consent is required before we can move forward with the programme
Changing the Premises What’s next? Subject to the decision of the Church Meeting, to submit the proposals for planning consent We will share the proposals with our immediate neighbours
Changing the premises Instruct the selected Mechanical and Electrical Consultant to undertake a survey of the existing installation and to report on the schedule of works required over the next five years including integration with the new works.
Changing the premises The total cost for both maintaining and changing the premises is £900,000. Timescales: Maintenance is on-going and the aim is to start changing the premises in January 2011.
Changing the premises Please pray: Thank God for the funds raised so far. The proposals will not be hindered by lack of finance Construction will start in January 2011 Everyone will be involved Our consultants will work well as a team and provide us with the best advice
Changing the premises Any questions?
prayer
Changing the premises Ready to vote? ‘As the next stage of the BUILD project LRBC will apply for planning permission based on the plans prepared by Lewis Patten Ltd. (Drawing nos 1297/A1/65 & 1297/A1/66.1)’
