The journey continues….. The main contractor T.J. Evers took possession of the site on Tuesday 3 May. The contractual completion date is Monday 5 December 2011

Programme Works to the Worship Area were completed and we were back in on Sunday 4 September There are a couple of matters we are seeking to be resolve.

Programme At the last Site meeting T.J.Evers reported a delay on their programme of 2/3 weeks Caused by underestimating the complexity of the Welcome Area roof

Programme Programming of the works is the contractors responsibility. Clifford Patten (our architect and lead consultant) is working with T.J.Evers in reprogramming the works based upon the current status.

Construction costs Refurbishment contracts of this nature can be tricky Regrettably this is proving to be the case here A combination of factors have produced additional costs to the contract sum

Construction Costs Context: T.J. Evers priced very competitively to win the contract. Consequently, the contractor will seek to improve their profitability on any item regarded as extra to the contract.

Construction Costs Substantial savings were made to the tender sum to enable the contractor to start on site. Therefore, the Architect now has limited opportunities to make savings (without affecting the integrity of the project)

Construction Costs The Contingency figure was reduced and therefore there is limited scope for spend because of the relatively small contingency figure

Construction Costs Our consultants have sought to pull together all the costs incurred for unforeseen items and overspend on the provisional items. Many of these costs will not be finalised until the final account is agreed.

Construction Costs Hoggarth Cook, our Quantity Surveyor will use contractual routes to agree a fair and reasonable amount.

Construction Costs The architect is being pragmatic. Where it is possible to re-design certain elements this is being pursued.

Construction Costs Subject to a special church meeting: The recommendation from Leadership is that the Church Meeting sanctions any potential overspend up to £100,000 and empowers the Project Board and Trustees to finalise the remaining aspects of this project.

Other matters… A group has been selecting colours for the new welcome area, etc. Garden: See Jane if interested in participating in a working party. Meeting with Pre-school in the very near future to firm up their colours.
