As part of my service I may recommend a pre-inspection, if necessary be done on the property to determine if any major issues might arise once the property is sold and subject to a home inspection by the potential buyer. If your property has aluminum wiring you should obtain an ESA (Electrical Safety Authority) report. Title Insurance Title insurance is a policy of insurance that provides coverage for the title related risks associated with real estate transactions. It is designed to cover the unpredictable or undetectable issues such as forgery, fraud, missing heirs, etc. that can affect rights of ownership. Because it is insurance, a title insurance policy moves the risk associated with title from the home buyer, the lending institution or the lawyer, to the title insurer. Land transfer tax is a provincial tax payable on the purchase of a home. This tax is paid by the Buyer and is calculated according to the sale price as follows: First time home buyers of new AND re-sale homes will receive a rebate of the Toronto land transfer tax of up to $3,725 (equivalent to the Toronto land transfer tax payable on a $400,000 property). Note (Provincial Land Transfer Tax): First time home buyers of newly constructed and resale homes (only resale homes where agreements of purchase and sale were signed after December 13, 2007) are eligible for a rebate of the provincial land transfer tax (PLTT) up to $2,000 (equivalent to the provincial land transfer tax payable on a $227,500 property). $55,000 - $250,000 … price x 1 % less $ 275 $250,001 - $400,000 …price x 1.5% less $1,525 Over $400,000 ……… price x 2 % less $3,525 ONTARIO LAND TRANSFER TAX TORONTO LAND TRANSFER TAX ONLY properties purchased in the City of Toronto *First time homebuyers are exempt on the first $400,000* $55,000-$399,999… price x 1% less $ 275 Over $400,000… price x 2% less $4,275 Land Transfer Tax On Real Estate PURCHASES ONLY
